If lease says landlord is not responsible for appliances but they are broken from age, is that legal? ?

My lease seems sketchy...we keep having things break down. The washer and dryer, and the dishwasher. We have told our landlord about all. She reverts us back to the lease that we signed that says she isn't responsible for any appliances. Our ceiling is also falling and the landlord says that she will use adhesive to put it back. She is definitely a crook but how do I know if this lease is even legal? She owns the house but I doubt this house is even up to code.
